Currently I’m responsible for: 
a)	Business development
b)	Oversee opex and capex budgets and implement the Company’s standards, policies and procedures. 
c)	Responsible for the shopping mall’s marketing strategy implementation, daily operations, as well as facility management. 
d)	Work closely with Corporate Leasing department to pro-actively manage the lease agreements and its renewals. Maintain and secure the common areas. Work closely with Corporate Finance department to support the collection efforts. Work closely with Corporate HR department to manage the local staff. Prepare monthly reports. 
e)	Prepare the annual opex and capex budget, including forecasting the annual income and expenses on a monthly basis, monthly budget control to minimize the expenses. 
f)	Participate in the leasing effort, including coordinating the overall leasing effort with the corporate leasing department to establish a good and balanced tenant mix, negotiating lease amendments or any changes to the lease agreements.
g)	Manage the local staff, including supervising the marketing department activities such as advertising and events, supervising the operations department (tenant relationship). Supervise the property management department including the maintenance plan and the external contractors.
h)	Maintain dialogue with corporate office, local government officials to build good relations. 
i)	Responsible for fire safety and all related fire safety issues of the portfolio.
j)	Responsible for building and maintaining the company culture and principles.
